All prices are quoted in sterling GBP and covers full rental of your property for the designated period (prices quoted on a weekly basis but pro rata bookings available for shorter/longer stays)
Supplements may apply at Christmas; Easter; carnival or other festivals
Rentals start at 16.00 on day of arrival and end at 10.00 on day of departure. If you arrive early you may be able to drop luggage, but this will be by prior arrangement. On departure date a late exit may be available but only by prior arrangement and this may be subject to additional charge.
25% deposit is required on confirmation of booking. If this is not received within 7 days, we reserve the right to relet the property to other clients, and you run the risk of losing expenditure on other items such as flights if you cannot make alternate arrangements.
Full balance, including any supplements requested, to be paid 6 weeks (42 days) before arrival. Failure to pay on time may put your holiday at risk.
Payments can be made by cheque to illuceo Ltd, or direct to our bank, details of which will be provided at time of booking.
By paying your deposit, you have implicitly accepted these Terms and Conditions.
Cancellation by You
If you cancel, you put monies paid at risk. The worst case scenario is:
However, we will undertake on a 'best endeavour' basis to relet the property you have cancelled and if we are successful we will refund up to the value of the rental achieved on the relet, less an administration fee of £50.
By example, if you had a £1,000 2 week booking, and we manage to relet one week at £450, you will receive a refund of £400. If we managed a complete 2 week relet at full price, you would receive a refund of £950.
You are strongly advised to take out appropriate travel insurance at time of booking to cover your costs as far as possible in the event of unforseen circumstances.
Cancellation by Us
We reserve the right to modify or withdraw any booking due to circumstances beyond our control, for example where fire, flood, theft, damage or any other occurrence renders the property uninhabitable or incapable of providing the facilities or services we offered. In such an event a comparable substitute property will be offered or a full and immediate refund of monies paid.
As an independent traveller, this may mean that expenses external to your booking with us, such as travel, will be at risk and for that we offer no compensation. However, the Algarve is teeming with properties and it is highly unlikely that you would not be able to find alternate accommodation that matches your dates.
Damages or Losses
We reserve the right to charge you for breakages, damages or losses to any property and its contents caused by you. Where applicable a security deposit will be held by us and returned less any necessary deduction following a completion of the rental.
In the unlikely event that you feel cause for complaint during the rental you should inform the local representative as soon as possible, whereupon they will do their best to rectify matters as appropriate or necessary. Please be aware
You should also make sure that you have the owners contact details and, if possible, also let them know of any complaint you have. The owner will also endeavour to resolve the issue.
If you rent a property from us, you do so on the basis of a relationship in good faith. As such, you accept that our web site and the properties we offer on it are all supplied in good faith, and that there has not, for instance, been rigorous legal input to ensure that everything is 100% accurate - to do so would raise the costs that you, the client eventually pays. So if we say something is 5 minutes away, it may be 6, it may be 10, it's just a ball park.
Similarly, we are renting our properties to you and are entrusting that you will treat them with the respect they deserve.
